Contractors We have an excellent and reliable team of contractors to include painter decorators, plumbers, electricians, domestic engineers, builders, roofers. As landlords or even sometimes as tenants you benefit from trade prices with people who we trust. You can be assured that we do not benefit from any secret or hidden costs. Our priority is good workmanship and well maintained property. Unlike other letting agents we do not charge commission for arranging contractors.

Inspections We consider inspections to be vital in the communication between ourselves and the tenant and feeding back to the landlord. We check to ensure the property for is being respected by tenant and offer advice such as general housekeeping, maintenance issues, condensation management etc. Inspections can alleviate any possible future problems. We also provide the landlord with an inspection report with photos.

Full Management Service This is our most popular service, ideal for landlords who are either not local, or do not want to deal with the day to day issues of managing rental property and tenants and includes the following:

  • Visiting the property, and providing a rental valuation and any other advice which you may require about letting your property.
  • Advising you on compliance with the various safety regulations.
  • We will supply and erect To Let board where permitted.
  • Your property will be advertised on all of the major property portals, Find-a-Property and Zoopla We also have excellent contacts with various company personnel departments, and furthermore have an extensive list of tenants actively looking for properties.
  • We will accompany tenant applicants to view your property.
  • Obtain and evaluate references and credit checks.
  • Prepare a suitable tenancy agreement and arrange signature by the tenant.
  • Collecting a tenancy deposit which will be treated in accordance with current legislation.
  • Preparing an inventory and schedule of condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity, water and council tax into the tenant's name.
  • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
  • If required paying regular outgoings for you from rental payments.
  • Inspecting the property periodically, and reporting any problems to you.
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.

Standard Fee Structure For Landlords

STANDARD MONTHLY MANAGEMENT FEE plus VAT at the ruling rate of 20% and agreed percentage of the Rent, and a set up fee of £120 (including VAT).

TENANT FIND ONLY £240.00 (including VAT) minimum fee of £360.00 (including VAT).

If, after marketing has begun, the Landlord chooses to cancel this Agreement, or agrees to let the property to a Tenant not introduced by Mashford Homes, an Administration Fee of £120.00 (including VAT), will be charged.

Preparation of a Tenancy Agreement, incorporating the relevant provisions of the Rent and Housing Acts£50.00
Check in and Preparation of a full Inventory, including taking meter readings, photos and descriptions     £120.00
Holding and registering the agreed Deposit in a Government-approved Scheme or deposit replacement scheme.£30
Referencing of Tenant(s) including credit checks, previous rent references, employer references, affordability checks, right to rent checks and guarantor referencing if necessary.£120.00
Exit checks upon a tenant leaving the property and arranging the release of the deposit£78.00

Fees for Tenants

A holding deposit equivalent to one weeks rent will be payable to secure a property subject to satisfactory referencing.

There are four grounds on which holding deposit can be withheld:

1. If the tenant(s) pulls out of the tenancy before the contracts are signed.

2. If the tenant fails a Right to Rent check. We are not lawfully as agents and landlords allowed to let property to somebody that does not have the right to live in the United Kingdom.

3. If the tenant(s) provides false or misleading information.

4. If the tenant does not enter the agreement by the deadline. If the tenant(s) is dragging their feet and not responding to emails, not giving the referencing agency what they need for longer than 15 days, they would also forfeit the holding deposit.

During the tenancy period a charge of £50.00 including VAT will apply if there is a necessary change of the tenancy agreement. A charge of £15.00 including VAT per hour during outside normal working hours will apply should the tenant(s) be unable to access their property. The tenant(s) will incur the cost of replacement keys, locks or security devices.
